Pipe materials

What's actually running through the walls and the yard.

Every home has pipes nobody thinks about until one fails. Here's what's typically down there, split by where you'll find it.

Sewer line materials

Common in homes built through the mid-20th century. Clay is durable and resists corrosion, but it's brittle and comes in short sections joined every few feet — and those joints are exactly where tree roots look for moisture. Root intrusion at clay joints is one of the most common sewer issues we find on older Phoenix properties.
Heavier and more impact-resistant than clay, cast iron was a common sewer and drain material for decades. Its main weakness is time: the interior slowly corrodes and builds up scale, narrowing the pipe and reducing flow. A cast iron line that's decades old isn't necessarily failing, but it's worth a camera scope to see how much interior buildup has accumulated.
Before PVC became standard, sewer lines were often made from Orangeburg pipe — layers of wood pulp and coal tar pitch, manufactured up through the early 1970s. It was cheap and easy to install, which is exactly why it's a concern now: over decades it slowly deforms into an oval shape, softens, and can collapse without warning. If a home was built before the mid-1970s, a sewer camera scope isn't optional — it's the only reliable way to know what's actually down there before closing.
The current standard for sewer and drain lines. PVC won't corrode, its smooth interior resists buildup, and its joints are glued rather than simply butted together, which holds up far better against root intrusion. If a home has had its sewer line replaced, PVC is almost always what went in.

Supply line materials

The long-standing standard for water supply lines, and still a great material — durable, heat-tolerant, and naturally resistant to bacteria. Its one known weakness is pinhole leaks, which can develop over time depending on water chemistry and flow conditions. A single pinhole leak isn't a sign the whole system is failing, but repeated leaks in the same section of copper are worth a closer look.
Common in homes built before the 1960s. Galvanized pipe is steel with a zinc coating meant to resist rust — but the coating wears down from the inside over decades, and the steel underneath starts corroding. That corrosion narrows the pipe from within, which is why homes with original galvanized supply lines often have noticeably weak water pressure even though nothing is technically "broken." It's not usually an emergency, but it is a sign a repipe may be in the home's near future.
A grey (sometimes black or blue) plastic supply pipe used in a huge number of homes between about 1978 and 1995. It was inexpensive and fast to install, but it reacts badly with chlorine and chloramine found in most municipal water, becoming brittle from the inside out — often with no visible warning before it fails. It was the subject of a major class-action settlement in the 1990s and is generally treated as a red flag by inspectors, lenders, and insurers alike. If a home falls in that build-year window, it's worth confirming what the supply lines are actually made of.
The modern standard for supply lines and most repipes today. PEX is flexible, which means far fewer joints and fittings than rigid pipe, and it handles freezing far better without cracking. It's generally considered a strong, low-maintenance choice — if a home's supply lines have been updated recently, this is almost certainly what's in the walls now.

How to read one, and which type is which.

How to read a water heater in 30 seconds

Everything you need is printed right on the rating plate — the metal or sticker label on the side of the tank.

  • Age — most manufacturers encode the manufacture date in the serial number, though the exact format varies by brand. If it's not obvious, the manufacturer's website can usually decode it from the serial number.
  • Capacity — the tank size in gallons is printed directly on the label.
  • The T&P valve — short for temperature and pressure relief valve. It's a safety mechanism that releases water automatically if pressure or temperature inside the tank gets dangerously high.
  • The anode rod — a rod inside the tank designed to corrode instead of the tank itself. It's sacrificial by design, and typically needs replacing every few years to keep protecting the tank.
  • Typical lifespan — most tank water heaters last 8–12 years. Past that window, it's reasonable for a buyer to expect replacement sooner rather than later.

Gas

Heats water faster and keeps working during a power outage, but requires proper venting to the outside. Usually the lowest operating cost where gas is cheap.

Electric

No venting or combustion risk to worry about, and generally a simpler install. Recovery time between uses tends to be slower than gas.

Tankless

Heats water on demand with no tank to run out or take up closet space. Lasts longer overall (often 15–20 years), but costs more upfront and needs to be sized correctly for the home.

There's no universally "best" type — the right one depends on the home's gas/electrical setup, household size, and budget. Happy to walk a client through which makes sense for a specific property.

Sewer line issues

The two questions we get asked most on a scope.

What is a "belly" in a sewer line?

A belly is a low, sagging section of pipe where the ground underneath has settled over time. Instead of draining downhill the whole way, water pools in that dip — so even a line that's still working can be quietly holding standing water every time it's used. On a camera scope, it shows up as a stretch of murky, still water sitting in an otherwise clear pipe. A line with a belly can often keep functioning for years without incident, but it's more prone to slow drainage and recurring clogs over time, so it's a good candidate for a "budget for later" note rather than an emergency repair.

What is root intrusion, exactly?

Tree and shrub roots are drawn toward the moisture inside a sewer line, and they're very good at finding their way in through small cracks or loose joints — clay pipe is especially vulnerable here since it's joined in short sections. Once a root gets a foothold, it grows inside the pipe, catching debris and eventually causing a blockage. Root intrusion is one of the most common reasons for a "mystery" recurring clog, and it's usually confirmed on camera before any repair is recommended.

Hose bibs — small fixture, big headache.

A hose bib is the outdoor faucet a garden hose screws onto — simple, easy to overlook, and one of the most common repair calls we get. A few things worth knowing:

  • Frost-free vs. standard — a frost-free hose bib has a long stem that moves the actual shut-off valve back inside the heated wall, so the exposed part outside stays dry between uses. Older homes sometimes still have standard bibs, which sit fully exposed year-round.
  • Leaving a hose attached is the #1 cause of freeze damage — even a frost-free bib can't drain properly if a hose is left screwed on, since the hose traps water inside. That trapped water freezes, expands, and cracks the pipe — often invisibly, until it's used again in spring and leaks inside the wall.
  • The backflow preventer matters — that small cap-like fitting on the spigot stops water (and anything in a hose or pool) from siphoning backward into the home's drinking water if pressure drops. It's a small part with a real job.
  • A slow drip is rarely "just a drip" — it usually means a worn washer or packing nut inside, which is a simple, inexpensive fix if caught early rather than left to corrode the fixture.

Phoenix isn't exactly known for winter, but the Valley still gets the occasional overnight freeze — and a hose bib with a hose left attached is exactly what cracks in that scenario. Desert climate doesn't mean immune.

Tub-ular, if it's plumbed right.

Freestanding tubs — how they actually work.

Standing tubs are one of the most requested upgrades in a listing photo, but they're plumbed differently than a standard alcove tub, which matters for anyone touring a home with one:

  • The water supply usually comes up through the floor — since there's no surrounding deck or wall to hide the plumbing in, most freestanding tubs use a floor-mounted filler, which means supply lines have to be routed up through the floor rather than through a wall like a typical tub/shower combo.
  • The drain works differently too — without a deck to hide a trip-lever mechanism, freestanding tubs almost always use a simple lift-and-turn or click-clack style drain stopper built right into the drain itself.
  • Weight is a real consideration — a freestanding tub filled with water (and a person) can weigh several hundred pounds more than people expect, especially cast iron or stone resin models. On an upper floor, that sometimes means the framing underneath needs to be verified before installation.
  • Material changes the maintenance — acrylic is light and affordable but can scratch, cast iron holds heat longest but is heavy, and stone resin looks the most modern but is the heaviest of the three.
Accordion to code? No.

Accordion drains — sold at every hardware store, approved by none of them.

That stretchy, ridged plastic tube under a sink is called a corrugated or "accordion" drain connector, and yes, it's sold openly at Home Depot and Lowe's. That doesn't mean it's code compliant — most jurisdictions don't allow it for a permanent installation.

  • Why people use it — it's an easy fix when a new sink's drain doesn't quite line up with the P-trap coming out of the wall. Instead of properly repositioning the trap arm with rigid fittings, it's tempting to just stretch a flexible connector to bridge the gap.
  • Why it's not code — plumbing code requires smooth interior walls on drain pipe so wastewater creates a self-cleaning swirl as it flows. The ridges inside an accordion pipe break up that flow and give hair, grease, and grime somewhere to catch — which is exactly why these clog far more often than rigid pipe.
  • The bigger issue — some installs go a step further and use it to replace the P-trap itself rather than just connect to it. That removes the trap's water seal, which is what blocks sewer gas from coming back up into the home.
  • Why it matters to a buyer — it's one of the clearest signs of unpermitted DIY work under a sink, and it's worth asking what else in the home might have gotten the same treatment.
Location, location... plumbing?

Moving a shower is a bigger job than it looks.

Relocating a shower to the other side of a bathroom sounds like a tile-and-fixtures job, but the plumbing underneath is usually the real project:

  • The drain has to move, not just the shower — and in most Phoenix-area homes built on a concrete slab, that means cutting into the foundation, rerouting the drain line, then re-pouring the concrete before any tile goes down.
  • Slope is non-negotiable — drain lines need a consistent fall (roughly a quarter inch per foot) to the main line. Moving a drain even a few feet can mean cutting a much longer trench than people expect to keep that slope correct.
  • Venting has to move too — every fixture drain needs a vent so air can get in and waste can flow out without gurgling or siphoning the trap dry. Relocating a shower often means extending the vent pipe as well, sometimes all the way to the roof.
  • This is a permitted job, full stop — a true shower relocation touches both plumbing and slab/structural work, which means inspections at multiple stages. If a home has a "moved" shower or a converted bathroom layout, it's worth confirming the work was actually permitted before assuming it was done right.
Plumbing might not be pretty. But the bird is.

Sometimes we have to break a wall to fix a pipe.

A lot of Phoenix homes route drain lines through concrete block walls, and there's no shortcut to reaching one for a repair — the wall has to come open first. It looks dramatic mid-job, but it's standard, necessary access, not a sign anything is more broken than it is.

  • A real example — a laundry drain line that was only 1½ inches. That was a normal size decades ago, but it can't keep up with how fast modern washing machines drain, and current plumbing code now requires a 2-inch minimum standpipe for a clothes washer.
  • Why it matters — an undersized drain on a fast-draining modern washer is a common cause of overflow at the standpipe, especially if the line is already carrying any buildup.
  • We stay in our lane — we handle the plumbing side: opening access, replacing the line to the correct size, testing it, and closing the pipe run back up. For the wall itself — block, stucco, or drywall — we bring in a trusted repair partner so the whole job gets finished right, not just the part underneath.
The most important valve you've never touched.

The main water shutoff valve.

Every home has one valve that controls water to the entire house — and most homeowners couldn't point to it if asked. Worth knowing before there's ever an emergency:

  • There are usually two — one at the water meter near the street (needs a meter key to operate), and a second closer to the house, often near a hose bib or in the garage, meant for everyday use.
  • Old gate valves seize up — older homes often have multi-turn gate valves, which can corrode and seize solid after years of never being touched. When a pipe finally does burst, that's the worst possible moment to discover the valve won't turn.
  • Ball valves are the modern standard — a quarter-turn ball valve is far more reliable long-term and is what we recommend upgrading to any time we're already working near the main line.
  • Test it once or twice a year — turning it fully off and back on periodically keeps it from seizing and confirms it actually works before it's needed in a real emergency.
Taking the "hard" out of hard water.

Water softeners, in plain terms.

Phoenix sits in one of the hardest water markets in the country, which is why softeners are so common here. Here's what one actually does:

  • How it works — a softener runs water through a resin tank that swaps out the calcium and magnesium causing "hardness" for sodium, using salt stored in a separate brine tank to periodically recharge that resin.
  • Why it matters — hard water leaves mineral scale inside pipes, water heaters, and fixtures over time, which shortens their lifespan and reduces flow. Softened water is easier on all of it.
  • It needs upkeep — the brine tank needs salt refills periodically, and the resin bed itself typically lasts 10-15 years before it needs to be replaced.
  • Worth checking at a showing — confirm it's actually plumbed in and functioning, not just sitting there unconnected. A bypass valve stuck in the wrong position means the home isn't getting softened water at all, softener or not.
Grind and bear it.

Garbage disposals — simple, until they're not.

A disposal grinds food waste into small enough particles to flow through the drain — straightforward in theory, but a few things trip people up:

  • Septic systems and disposals don't always mix — sending ground food waste into a septic tank adds solids the system has to break down, and many septic designs discourage or outright prohibit a disposal. Worth checking before assuming every home should have one.
  • Jams are usually a quick fix — most disposals have a small hex hole on the bottom for an Allen wrench, or a reset button, to clear a jam without calling anyone.
  • A classic install mistake — disposals connect to the dishwasher drain through a knockout plug that has to be removed during installation. Forget it, and the dishwasher will never drain properly.
  • What not to put down one — grease, fibrous vegetables like celery, and coffee grounds don't grind cleanly and are a common cause of clogs further down the line, even though the disposal itself seems fine.
Give your water heater some breathing room.

Expansion tanks — the small tank most people never notice.

That small tank sitting near a water heater, about the size of a propane canister, has one job: giving heated water somewhere to go.

  • Water expands as it heats — in a home with a check valve or pressure regulator on the main line (very common), that expanding water has nowhere to escape back into the street. Without an expansion tank, that pressure has to go somewhere, and it's usually the water heater tank, valves, and fixtures that absorb the stress.
  • Most current codes require one — whenever a home has a check valve or pressure regulator creating what's called a "closed" system, which describes the majority of homes on municipal water today.
  • A common miss — it's easy for a water heater to get replaced without adding an expansion tank if one wasn't already there, especially on older installs. Signs it might be missing include a T&P valve that drips periodically or noticeably high water pressure throughout the home.

Must-know red flags before they show up on a report.

None of these are automatically deal-breakers — but they're the kind of thing worth knowing about before a client asks.

Corroded or seized main shutoff valve

If the valve controlling water to the whole house is stuck or corroded, there's no way to quickly shut off water in an emergency — a real problem if a pipe ever bursts. See the main shutoff valve section above.

A failed pressure regulator

This valve reduces incoming municipal water pressure down to a safe level for the home's plumbing. When it fails, pressure can spike well above what fixtures and pipes are built for — quietly shortening the life of everything from water heaters to washing machine hoses.

Sewer gas smell with no obvious source

Before assuming the worst, check for a dried-out P-trap — the curved section of pipe under a drain that holds water and blocks sewer gas from coming back up. Rarely used drains (a guest bathroom, a floor drain) can dry out and let odor through even when nothing is actually wrong.

An unexplained damp or warm spot on the floor

This can be an early sign of a slab leak — a leak in a water line running under the concrete foundation. They're hard to spot early since there's no visible pipe to check, so any unexplained damp patch or a spike in the water bill is worth a closer look.
